There are two aspects we find to be important to help obtain the highest value for clients when selling their commercial real estate properties.  Aside from understanding the in depth financial and market analysis, various market trends, and lingo of CAP Rates and NNN; broker knowledge/designations and national exposure brings a value that not all can offer.  These two important aspects of commercial real estate will make you the most money in your transaction.

Broker Designations:

Did you know that in Commercial Real Estate (CRE) a professional commercial broker typically holds various designations that sets him or her apart from other brokers?  SIOR (Society of Industrial and Office Realtors)  and CCIM (Certified Commercial Investment Member) are just two designations that let you know your CRE professional understands commercial real estate and will service the client to the best of his or her ability.  Having these designations take countless hours of developing skills in financial and market analysis and demonstrates extensive experience in commercial real estate through his or her specialization.  When you chose a broker with a designation, you are selecting someone that understands investments and market analysis.  You are selecting someone that will be able to achieve the highest value for your property with the most knowledge.  You are choosing a specialist.  CRE professionals specialize.  They pick a component of CRE that they are passionate about and that becomes the focus.  Like doctors specialize and become skilled in their practices, so do CRE professionals.  CRE Brokers specialize with the client in mind so that they can achieve the highest value for the property.

CRE Marketing:

Commercial Real Estate brokers do not simply post a property to the local MLS and wait for the phone to ring.  Your property is being pushed on a broader national level platform through various marketing networks creating vast amounts of lead generation.  These sites collect data giving your broker the opportunity to make calls and expose the property to a higher network of buyers.  A CRE Broker is using top listing sites to market your commercial property to obtain the most national penetration.  Using top listing sites such as LoopNet, Crexi, and BrokerList (to name a few) give your property the opportunity to receive the most national exposure to ensure the most value.
