Single Tenant Investments can be very appealing to investors as it offers the owner little or no responsibility of the property maintenance once purchased.  The tenant is responsible for the maintenance, the utilities, and other costs associated with the commercial space.  In the event the tenant isn’t responsible for the costs of managing the facilities, the landlord/investor will include a management fee with the lease to cover this expense.
